Four things to know before you buy in Celina

  • It's growing about as fast as anywhere. Celina has topped national fastest-growing lists, which means new communities, new schools and roads that change year to year. Buying early in the path of growth is a real strategy here, and I'll tell you which sections are furthest along.
  • The square is the soul of it. Celina takes its historic downtown square seriously, and a lot of town life still revolves around it. For buyers, that genuine center is part of what separates Celina from a pure subdivision town.
  • Schools. Celina ISD serves most of the city, with parts of the south falling in Prosper ISD. Because zoning shifts as the city grows, I confirm the exact district for any address.
  • Getting around. The Dallas North Tollway extension is reshaping access, but Celina still sits farther out than the inner suburbs. The trade is newer homes, more land and lower prices for a longer drive south.

Celina spans entry-level new construction, move-up homes in master-planned communities, and acreage that's still priced like countryside for now. Because the range is so wide and changing so fast, a citywide "median" tells you almost nothing about the home you actually want.

Celina pairs one of the last genuine town squares in the area with some of the fastest growth in the country. You get Celina ISD, a wave of new master-planned communities, and land that's still converting, all wrapped in a town that works hard to keep its small-town identity. Whether it fits comes down to budget, commute and how new you want to go, and I give buyers a straight read on each.

Why is Celina growing so fast?

Three things came together: the Dallas North Tollway extending north, a large supply of developable land, and spillover demand from Prosper, Frisco and McKinney as those filled up. The result has put Celina at or near the top of national fastest-growing-city lists, with new communities and schools opening continually.

What is Light Farms?

Light Farms is Celina's flagship master-planned community, known for its lakes, extensive trails, multiple amenity centers and a broad range of new homes. It's one of the developments that drew national attention to Celina.

How is Celina different from Prosper or McKinney?

Celina is earlier in its growth curve, so it's newer, more affordable and farther out, with a stronger small-town-square character. Prosper is more built up and estate-leaning. McKinney is the established city with a historic downtown of its own. Each fits a different buyer, and that's the conversation I have with every relocating family.

How are property taxes in Celina?

Celina is mostly in Collin County, with a small part in Denton, so there's no state income tax, but property-tax rates run higher than coastal buyers expect, and newer master-planned communities can carry added district assessments.
