Agent to agent
Sending a client to North Texas?
If you have a client relocating to North Texas, hand them to someone who has made the move and works this market every day. I built a Washington real-estate community of thousands before I moved here, so I understand the relocating client and I will treat your referral like my own. You stay in the loop, and the business comes back around.
Why this partnership works
A relocation partner who has been on both sides
Most referral partners only know the receiving end. I know both. Before I became a North Texas REALTOR®, I founded and grew a Washington real-estate community of thousands of members, so I understand the mindset of a client leaving the coast: the equity math, the property-tax worry, the fear of buying somewhere unfamiliar. Your client lands with an agent who has answered those exact questions, including my own.
That means a smoother experience for them, and it makes you look good for sending them my way. I communicate, I document, and I send business back when I can.
Simple and documented
How a referral works
Clean, professional and on paper before I ever speak with your client.
-
Send me the introduction
Reach out with your client's name, where they are headed in North Texas, their timeline and budget, and how they like to communicate. A quick call or email is enough to get started.
-
We paper it the right way
We sign a standard broker-to-broker referral agreement up front, through my brokerage, so your referral is documented and protected before I ever speak with your client.
-
I take great care of them
Your client gets the same representation I give my own: honest guidance, real local knowledge, and steady communication. How I treat them reflects on you, and I take that seriously.
-
You stay in the loop
I keep you updated through the milestones, not in the dark. You referred them, you should know how it is going, and many of these clients come back to you for their next move.
Done right
Broker to broker, in writing
Every referral runs through a standard broker-to-broker referral agreement with my brokerage before I work with your client. No loose handshakes.
Referral fees paid between licensed brokerages are a normal, compliant part of how agents serve clients across markets. We agree on terms in writing up front, so you are protected and your client is well represented. Send the introduction and I will get the paperwork started.
Nychole Baxter is a licensed Texas REALTOR® with Bachman Realty Group at Real Broker, LLC. Referral arrangements are documented through the brokerage.
Common questions
Agent referral questions
Do you accept relocation referrals from out-of-state agents?
Yes. A large share of North Texas buyers are relocating in, often from the West Coast, and I am set up to receive those referrals and take excellent care of your client. We sign a standard broker-to-broker referral agreement through my brokerage first, so everything is documented before I begin.
How does the referral fee work?
On a standard cooperative basis, broker to broker, documented in a written referral agreement through my brokerage before I work with your client. I keep the specific terms to that agreement rather than posting a number here, so reach out and we will put it in writing. Referral fees paid between licensed brokerages are a normal, compliant part of how agents help clients across markets.
Why send your client to you specifically?
Because I have been on both sides of this move. I built a Washington real-estate community of thousands of members before relocating to North Texas myself, so I understand the relocating client's mindset and I know this market on the ground. Your client gets an agent who gets it, and you get a partner who communicates and sends business back.
Can you refer my client if they are leaving North Texas?
Often, yes. Through my network I can help connect a client moving out of the area with a trustworthy agent in their destination market, on the same documented broker-to-broker basis. If you are that destination agent, even better. Let's talk.
Let's work together
Have a client headed this way?
Send me a quick introduction with where your client is going and their timeline. I will take it from there, keep you posted, and make you glad you sent them.
