Prosper has been one of the fastest-growing towns in the country, but it has spent that growth differently than its neighbors. Instead of going wall to wall with rooftops, it kept larger lots, an agrarian streak, and its old water tower as a point of pride. You can buy into a resort-style lagoon community here, or you can buy a few acres with room for horses.

That range is the reason buyers love it and the reason it's easy to shop the wrong part of town. A home near the Tollway lives very differently from an estate on the east side. I help you read those differences before you fall for a listing photo.

  • Windsong Ranch

    Best known for its Crystal Lagoon, a several-acre man-made beach lagoon, plus a long list of trails and amenities. One of Prosper's signature master-planned communities.

  • Star Trail & Whitley Place

    Settled master-planned neighborhoods with larger homes, mature trees and their own amenity centers on the west side of town.

  • Estate & acreage

    Prosper's ranching roots still show in its bigger lots and custom estate homes, some with room for horses or a shop. This is the part new arrivals don't expect.

  • Old Town Prosper

    The original town around the water tower and the rail line, where a smaller, older Prosper still stands amid all the new rooftops.

  • Tollway-corridor new build

    Newer communities filling in as the Dallas North Tollway extends north. This is where much of the active new construction sits.

  • South Prosper, near Frisco

    Homes on the southern edge close to the Frisco line and the US 380 retail corridor, popular with buyers who want Prosper schools and a shorter drive south.

Four things to know before you buy in Prosper

  • Mostly new construction. Prosper grew up fast and recently, so a lot of the market is newer homes and active master-planned communities. If you want new, it's a strong fit, with the catch that you're choosing a community as much as a house. I'll keep you honest on builder reputations and which sections hold value.
  • It guards its town identity. Prosper still calls itself a town, keeps its water tower and agrarian roots front and center, and zones for larger lots in places. The payoff is growth with a bit more breathing room than some neighbors.
  • Schools. Prosper ISD covers most of the town and has been opening schools, including big stadiums, about as fast as the neighborhoods fill in. A few edges fall in other districts, so I confirm zoning by address.
  • It straddles two counties. Prosper sits across both Collin and Denton counties, which can affect your taxing entities and exemptions. I'll point you to the right county for any specific home.

Prosper runs from production homes in newer master-planned sections to seven-figure custom estates on acreage. Because the spread is so wide, a citywide "median" tells you almost nothing about the home you actually want.

How is Prosper different from Frisco or McKinney?
