I sell at both ends of this market, and Grayson County keeps reminding me how wide those ends have become. This week that spread runs from a nearly ten-million-dollar lakefront estate down to one particular home, priced under a million, that I’d call the single smartest buy in the county right now.
I want to show you both. The estate is the ceiling of what’s possible here, worth admiring on its own. The value home is the one a buyer who moves this weekend will be glad they saw, and by the time you reach the end of this you’ll understand exactly what makes it the one to beat.
What is the most expensive house for sale in Grayson County right now?
Perched on the deep-water southeastern shore of Lake Texoma, 362 Thompson Heights Drive in Denison is currently the most expensive house for sale in all of Grayson County at $9,900,000. There are bigger numbers on the county’s MLS, but those are raw ranch tracts running into the tens of millions. As far as actual homes go, this is the crown.
And it earns every zero:
- 11,551 square feet across three stories, with 7 bedrooms and 9 full plus 1 half bathrooms
- 2.3 waterfront acres on a private, deep-water cove
- A brand-new private boathouse and boat slip, plus a dock, so your lake access is ready to go
- An award-winning, multi-level infinity-edge pool with waterfall and spa on tiered stone terraces
- A full outdoor kitchen and outdoor living center, positioned for panoramic water views from nearly every room
- A private gated drive, and a helipad
- Inside: an elevator, a smart-home system, a wet bar, a chef’s kitchen with a commercial-grade range and double ovens, cathedral ceilings, and a slate-and-tile roof
Built in 2003 and beautifully finished, the estate carries an estimated payment of roughly $62,000 a month. The house is spectacular, but a good part of that price is the ground it sits on: it is minutes from the future Hard Rock Hotel development that is set to reshape the entire Lake Texoma entertainment and tourism corridor. You are buying the address as much as the square footage.
It’s the kind of property I’d clear an afternoon to walk through, and the ceiling of what this county can be. It is also not where I’d point a buyer working with a $700K to $1M budget this weekend. Where do you find the best home value in Grayson County?
Here’s what most people miss about this county: the best value almost never wears the biggest price tag.
The northern edge of the Dallas-Fort Worth metroplex has pushed straight up the U.S. 75 and Preston Road corridors into towns like Gunter, Van Alstyne, and Pottsboro. New master-planned communities, A-rated schools, and small-town quality of life are landing here years before prices fully catch up to neighboring Collin County. That gap, between what you pay today and what these areas are clearly becoming, is where value lives.
So this week I ran a focused search: every home in Grayson County priced between $700,000 and $1,000,000, with at least 4 bedrooms and 3 bathrooms. Eighty-nine came back. Then I scored each on the things that protect your money over time.
What makes a home a good value in the $700K to $1M range?
Two homes can wear the same price and be worlds apart once you look under the hood. Here is what I weigh, in order:
- School district. An A-rated district holds value through every market. In this search, the standout districts are Van Alstyne, Gunter, and Pottsboro, all rated A at the high-school level.
- Age and condition. A home built this decade means modern layouts and years before major maintenance, with current efficiency built in. That lowers both your risk and your insurance.
- Price per square foot. Not as a headline number, but measured against everything comparable. The best buys quietly deliver more finished space per dollar than their neighbors.
- Carrying cost. The one buyers forget. Many new communities carry MUD or PID taxes that add hundreds to the monthly payment. A newer home with no MUD or PID tax and low HOA dues can beat a flashier listing next door by a wide margin over the years you own it.
- Community and lifestyle. Golf, a resort pool, trails, a clubhouse, walkable amenities. These hold value and quality of life at the same time.
Most of the 89 were fine. A handful were genuinely good. One rose clearly above the rest.
So which home is the best value right now?
Here is the profile of the home that rose above the other 88:
- It checks every box on the search: it comfortably meets the 4+ bedroom, 3+ bathroom standard and sits within a $700K to $1M budget, toward the lower end, which is the whole point.
- It was built this decade, so you’re getting near-new construction and years before the first major repair.
- It’s zoned to among the highest-rated schools in the county, the kind of district that protects resale value in any market.
- It sits inside a master-planned golf-course community with resort-style amenities: pool, fitness, tennis, a clubhouse, and easy access to recreation right outside the door.
- It delivers exceptional square footage for the price, more finished living space per dollar than almost anything else in its class, including a rare bonus layout that most homes at this price don’t offer.
- It carries unusually low ownership costs for a newer home in this area, which is where a lot of buyers quietly overpay.
- The seller has already reduced the price, and it’s been available just long enough that there is real room to negotiate.
More home and lower monthly cost than the flashier listings around it, in a stronger school district. That is the kind of buy that looks even smarter three and five years from now.
